What Is A Strata Inspection Report?
In a Strata Inspection Report, all Owners Corporation records are reviewed. It’s good to be aware of who and what you’ll be dealing with before you spend a lot of money on a strata-titled unit or townhouse. In addition, you could avoid buying a property that causes you financial hardship and emotional stress in the future. It is not a physical inspection of the building, and does not replace the need for Pest or Building Report.
When Do You Need A Strata Inspection Report?
The Strata Inspection Report is only applicable when you purchase strata-titled property, such as a residential unit or a townhouse in a complex. It may take a few days for a strata search to complete. In order to avoid holding up your offer, you could include a clause in your contract requiring your purchase to be subject to the strata report findings.

- Information on Current and proposed litigation, mediation and tribunal hearings
- Copies of any available Pest, Building and Compliance Reports
